In December, UK hotel occupancy and room rates showed year-on-year growth, but profits remained stagnant as rising costs took a toll, according to the RSM Hotels Tracker.
Compiled by Hotstats and analyzed by RSM UK, the data reveals that UK hotel occupancy increased from 70.3% to 71.6% in December, with London seeing a rise from 78.8% to 81.4%.
The average daily rate (ADR) for occupied hotel rooms in the UK continued its upward trend, rising from £151.37 to £155.22. London experienced a similar increase, with ADR climbing from £223.12 to £230.73. This growth indicates strong demand and pricing power within the sector. However, despite the positive movement in room rates, gross operating profits (GOP) in London remained stagnant at 43.3%, while the overall UK market witnessed a slight decline from 35.4% to 34.7%. This suggests that rising costs are offsetting revenue gains, limiting profit expansion for hoteliers.
One of the primary cost pressures facing the industry is the increase in hotel payroll expenses. Payroll costs per available room in the UK saw a notable rise from £44.59 to £47.57, while in London, costs surged from £59.07 to £63.52. These rising labor expenses highlight the growing financial burden on hoteliers, as staffing remains a critical component of operational costs. The increase in wages reflects ongoing workforce challenges, including staff shortages and heightened competition for skilled hospitality employees.
Looking ahead, these cost pressures are expected to intensify due to upcoming changes in labor regulations. The scheduled increase in employers’ National Insurance contributions and the National Minimum Wage in April will further drive up payroll costs. This will likely pose additional challenges for the profitability of UK hotels, especially in markets where revenue growth may not keep pace with rising expenses. As a result, hoteliers will need to explore strategies such as operational efficiencies, automation, and dynamic pricing to sustain profitability in an increasingly cost-sensitive environment.
