Affinity Hospitality recently declared the start of a new hospitality venture with the construction of the Courtyard by Marriott Hotel in Midtown Anchorage. This upcoming establishment, spanning four stories with 141 rooms, is slated to welcome guests by spring 2026. Positioned at 4960 A Street, the hotel will conveniently situate close to Ted Stevens International Airport.

Initiated in June, the construction of this hotel is backed financially by Northrim Bank and Nuveen Green Capital (NGC). This marks the first project in Alaska to utilize funding from the Commercial Property Assessed Clean Energy and Resilience (C-PACER) program. This initiative provides adaptable funding solutions for commercial properties across 40 states and Washington, D.C.

This venture represents Affinity Hospitality’s second investment in Anchorage, underscoring the firm’s commitment to delivering value through meticulous strategic planning and adept management. The upcoming Courtyard by Marriott will boast a contemporary lobby, a redesigned Bistro, a business library, and several amenities such as an indoor pool, a fitness center, and laundry services for guests. Additionally, the hotel will feature 1,430 square feet of adaptable meeting space, capable of hosting events for nearly 95 attendees.

A significant portion of the project’s $39 million budget, specifically $14 million, will be allocated towards enhancing energy efficiency, water conservation, and seismic resilience. These improvements are particularly pertinent in Alaska, recognized as the most seismically active region in the U.S., and will aid in reducing the hotel’s carbon emissions and operational costs.

Aidan McLaughlin, Nuveen Green Capital’s West Coast Director of Originations, shared his excitement about the application of C-PACER financing for this project, highlighting its anticipated benefits for the commercial real estate market in Alaska.
